What is the Montana Homeowner Assistance Fund?

The American Rescue Plan Act of 2021 included $9.961 billion for a Homeowner Assistance Fund (HAF). The focus of the funding is to help Montanan homeowners, and homeowners across the country, remain in their homes.

Assistance available for eligible households:

  • Mortgage Reinstatement Loan

    If you are behind on your mortgage payments, this 0% interest loan can help you get caught up. You pay the loan back when you refinance or sell your home. 

  • Lien Prevention Grant 

    If you are behind on your property taxes or HOA dues and you are at risk of losing your home, you can receive up to $10,000 per household. This assistance is in the form of a grant, so you do not have to pay it back. 

  • Utilities / Internet

    If you are behind on utilities like electricity or gas, or internet, these grants can help. The utilities and internet assistance are both grants, which means you do not have to pay them back. 

  • Home Repairs

    Does your home have health or safety risks? For example trip/slip hazards, insurability issues, accessibility and visit-ability, or other issues that pose a hardship. You can apply for financial assistance up to $65,000 per household to provide funds to make repairs. This assistance is a grant. Luxury items are not allowed.

Who qualifies?

Criteria
  1. The homeowner must be listed as the borrower on the mortgage. 
  2. Qualified expenses must be related to the primary residence and the home must be owner occupied.
  3. The household must have low to moderate income. Homeowners can check their income eligibility using the online tool available on the Homeowner Assistance Fund page under the Eligibility Requirements section. 
  4. Homeowners must have experienced a financial hardship after January 21, 2020. To see if your situation applies, you can read a sample Impact Questionnaire.

How do I apply?

Apply online
  1. Click "Log In" 
  2. Make an account by clicking "User Registration" in the top right-hand corner
  3. Once you have an account you can log in, then click "Create Application."
